For Overseas Owners

Managing Your Dubai Home from India

Owning a home in Dubai while you live in Mumbai, Delhi, or anywhere across India is one of the more comfortable long-distance ownership situations there is. Dubai sits only about one and a half hours behind Indian time, and a direct flight takes roughly three hours. Even so, a property left alone still needs someone on the ground to look after it, and that is exactly what we do.

Owning from India, in practice

Indian buyers have long been among the most active in Dubai's property market. Betterhomes and Khaleej Times reporting has repeatedly placed Indian nationals at or near the top of the buyer table, historically accounting for close to a fifth of transactions in a given period. Those homes serve very different purposes. Some are pure investment, let out for rental yield. Some are holiday homes used over school breaks and long weekends. And a growing number are becoming primary or second residences for families who split their time between India and the UAE.

Whichever describes you, the property still faces Dubai's climate every day. The summer heat, fine desert dust, and hard water quietly wear down air conditioning, plumbing, and fittings whether anyone is there or not. A short flight does not change the fact that a small leak or an AC fault found weeks late can turn into a far larger bill.

Why on-the-ground management still matters

The short hop from India is a real advantage, but frequent trips are not the same as continuous care. You cannot inspect the ceiling for a slow leak, run the taps to clear the water, or meet a technician for a mid-week repair while you are working in Mumbai or Bengaluru. Absentee management fills the gaps between your visits so the home is never truly unattended.

  • Small faults are caught early, before the summer turns them into emergencies
  • Bills, renewals, and service charges are handled on time, in AED, without you chasing Dubai portals
  • A trusted local contact means you are never dependent on a neighbour or an agent who has moved on
  • If you let the home, your tenant has someone reachable in the same time zone

What we handle for you

We look after the day-to-day realities of a Dubai home so you can enjoy owning it rather than worrying about it. For owners in India that typically means:

  • Scheduled inspections with dated photo reports, so you always see the current condition
  • AC servicing, plumbing checks, and general maintenance booked with vetted technicians
  • Receiving and settling DEWA utility bills and building service charges, with a clear summary sent to you
  • Emergency response 24/7, so a burst pipe or power fault is dealt with the same day
  • Tenant and guest handovers for buy-to-let owners, plus arrival preparation when your family flies in

A note on the Dubai market

Dubai property is heavily international. According to the EU Tax Observatory (2024), around 43% of the emirate's residential property value is held by foreign nationals, and Betterhomes (2025) reports that roughly 57% of purchases are made by investors versus about 43% by end-users. In other words, a substantial share of owners are based overseas and rely on local support to keep their homes in good order. Indian owners are a large part of that story, and the same practical needs, inspections, bills, and reliable access, apply whether the home is an investment or somewhere your family stays.

Frequently asked questions

Can you manage my Dubai home entirely while I stay in India?

Yes. We act as your presence on the ground in Dubai. We hold access, carry out scheduled inspections with photo reports, arrange AC servicing and repairs, meet contractors, and handle emergencies, so you can go months between visits without anything being neglected.

How do I pay you and settle Dubai bills from India?

We invoice you in AED and you can pay by international card or bank transfer from your Indian account. We can also receive, check, and settle your DEWA utility bills and building service charges on your behalf, then send you a clear summary, so you are not managing rupee-to-AED conversions and Dubai payment portals from Mumbai or Delhi.

Does the time difference make communication difficult?

No. India is only about one and a half hours ahead of Dubai, so our working hours overlap almost completely. You can reach us on WhatsApp during your normal day and get a same-day reply, with photos or video when you need to see something.

I visit Dubai often. Can you get the home ready before I arrive?

Yes. With a flight of around three hours, many Indian owners visit frequently. Before you land we can air the property, run the AC, check the water, restock essentials, and confirm everything works, so you walk into a home that feels lived in rather than shut up.

I let my Dubai apartment. Can you look after tenants for me?

Yes. For buy-to-let owners we handle tenant and guest handovers, coordinate maintenance requests, inspect between tenancies, and keep the unit presentable for viewings, so your rental income is protected while you remain in India.
